I am writing about the importance of open houses in this market. I love sitting an Open House! (I actually don’t sit...it's an expression who knows who came up with it?!) Two of my most recent sales were generated from open houses, while other homes listed with my competitors won't sell and eventually may need a price reduction, along with other seller concessions.
If you are interviewing listing agents to sell your house in today's market, ask them if they will sit in an open house for you. If they don’t, please DO NOT hire them. Why? Because agents who do not commit to open houses for their sellers may not be as competent at what they do. They are possibly lazy, or They would rather spend their time somewhere else, so your house is simply not their priority. Data shows listings with open houses are selling on average about $9000 more than their competition. (If you read my previous blog post you can see I actually sold a home for $25,000 more than one other listing. I had an open house while the other listing did not. Thinking of selling in this market?
